Drywall Pricing Guide: Board Area, Joints, Finish Level

Short answer: This drywall pricing guide works in board square feet — wall area plus ceiling area, converted to sheets at 32 square feet for a 4x8 and 48 for a 4x12, with 10 to 15 percent waste on top. Price hanging and finishing as two numbers, because hanging tracks area and finishing tracks joint length and corners. Finish level is the largest single variable: Level 4 is the flat-paint standard and Level 5 skims the entire surface.

Two basements can hold the same amount of board and take twice the hours, and nothing on a square-foot quote explains why. The reason is that half of this trade is not measured in area at all. Hanging is an area job; finishing is a linear job with a coat schedule attached to a drying clock. This guide separates the two, shows which conditions detach the price from the unit, and prices the same board area under two different layouts. Which square foot is the drywall unit?

Board square feet: the area of the surfaces that get covered, which is wall area plus ceiling area, not floor area. A 768-square-foot basement with 8-foot walls carries 768 square feet of ceiling and 896 of wall, so the takeoff is 1,664 board square feet before anything else happens.

Then add waste. Ten to fifteen percent covers cuts, damaged corners, and off-cuts too short to use, and the percentage climbs with how chopped up the space is. The distinction that trips people up: you sell the measured board area, and you buy sheets including waste. Quoting the waste as sold area inflates the job on paper and makes your unit price look higher than it is.

Say who supplies and stocks the board. Material delivered to the curb and carried down a stairwell by hand is a labor line, and on a basement it is a real one. Say who is responsible for the framing being flat, because a crew that has to shim a bowed stud wall before hanging is doing carpentry at a drywall price. And say where your scope stops: primer is a painter’s line, not yours, and the boundary between Level 5 and a paint-grade skim is where that argument usually starts. Why does the finish price track joint footage instead of area?

Because compound goes on seams and corners, not on the middle of a sheet. Two rooms with identical board area can differ by hundreds of linear feet of joint depending on how the board was laid out.

The mechanics come down to which joints you created. Sheets have tapered long edges that meet to form a shallow recess, and that recess holds tape and compound below the surface of the board. The cut ends have no taper, so a butt joint has to be built up above the plane and floated wide — commonly 24 to 36 inches — to hide a bump that has nowhere to hide. A butt joint costs several times what a tapered joint of the same length costs, in compound and in hours.

That makes sheet length a pricing decision, not a logistics one. Twelve-foot board on a twelve-foot wall produces zero butt joints on that run. The same wall in eight-foot sheets produces one every eight feet, and every one of them is bought at the finishing rate. When access forces the short board — a stairwell, a tight lot, a finished house — the price of the finish half goes up before a single screw is driven.

Corners are the other linear item. Inside angles are taped, outside corners take bead, and both are counted in linear feet. A basement chopped into bedrooms, closets, and soffits over ductwork carries several times the corner footage of an open rectangle with the same area.

How much does the finish level move the price?

More than any other single choice on the page. The levels are standardized — the Gypsum Association publishes them as GA-214 Levels of Finish — and naming the level in writing is what keeps the argument off your invoice.

Level 5 is not a slightly better Level 4. It adds compound over 100 percent of the surface, a second full sanding, and the dust and cleanup that go with it. Price it as an alternate line on the finish half rather than absorbing it into the square-foot number, because that is the line a builder will accept once they see what critical lighting does to a Level 4 wall.

Critical lighting is the phrase worth teaching a customer. Windows raking down a long wall, undercabinet lighting, and recessed cans washing a ceiling will show every joint that flat paint would have forgiven. Where the lighting plan says that will happen, quote Level 5 there and Level 4 everywhere else, and say which walls on the estimate.

What does the same board area cost in two basements?

Two jobs, both 1,664 board square feet. All unit costs below are placeholders — substitute your supplier’s pricing and your own production rates.

Basement A — one open rectangular room, 8-foot ceilings, walkout access, 12-foot board, three openings, Level 4 throughout.

Basement B — the same board area split into three bedrooms, a bath, and a mechanical closet, with soffits over the ductwork, stair-only access so nothing longer than 8 feet gets down, nine openings, and Level 5 on the family-room ceiling and two walls washed by recessed cans.

Two lessons sit in that last row. The spread is two to one on identical board area, driven by layout, sheet length, access, and one finish level. And the margin arithmetic is not optional: adding 22 percent to Basement B’s cost gives $6,745, an 18 percent margin and $343 less than pricing for a 22 percent margin. Markup goes on top of cost; margin comes out of price, and they are not the same number.

Why can’t drywall repair be priced per square foot?

Because the unit collapses below a certain size. A 2-square-foot ceiling patch is not one four-hundredth of an 800-square-foot ceiling — it is a trip to cut and back the hole, a trip to tape, a trip to coat, a trip to coat again, and a trip to sand, with drying time between each.

Compound sets on its own schedule and no amount of pricing changes it. That means the finish half of any job is calendar-bound, and a small job carries the same number of mobilizations as a large one. Price repairs by the visit or by the day with a stated minimum, name how many trips are included, and quote texture matching separately because knockdown and orange peel matching is a skill charge rather than an area charge. What else detaches the price from the unit?

Six conditions, and none of them show up in a square-foot count.

  • Ceilings. Overhead hanging and overhead finishing are slower and harder than the same area on a wall, and lifts or a second body are often the difference between a fast day and a hurt back.
  • 5/8-inch Type X and rated assemblies. Heavier board, specified fastener patterns, firestopping details, and inspection. Rated work is a different scope at a different price.
  • Height and access. Stairwells, two-story foyers, and anything needing scaffold or a bench adds setup time to every single coat, not just the first.
  • Moisture, mold, and cement board. Different panels, different cutting, different fasteners, and heavier handling in wet areas.
  • Texture. Knockdown, orange peel, and hand textures are priced as their own line after the finish level, and matching an existing texture costs more than applying a new one.
  • Dust and containment. Sanding in an occupied house means poly, zippers, negative air, and a cleanup standard that has nothing to do with board area. Joint compound dust is also a respiratory exposure, and where the compound contains crystalline silica the work falls under OSHA’s silica standard for construction — vacuum sanding equipment and respirators are a cost line, not an afterthought.

What is a published price per board foot actually worth?

As a sanity check on your takeoff, and nothing beyond that. The two figures above came out of one set of placeholder rates, and neither is a rate to quote from.

Board-foot numbers move for reasons that have nothing to do with the wall in front of you. Gypsum is heavy and cheap, so board price tracks freight distance from the nearest plant more than anything else, and a supply house four hours from a mill prices differently from one beside it. Hanging and taping labor swings with whether your market is union or open shop, whether tapers are paid by the sheet or by the hour, and how much tract work is absorbing crews that season. Custom residential, tract housing, and commercial rated work are three different labor markets that happen to install the same panel.

So use a published figure the way you would use a level: to tell you something is out of plumb, not to tell you where the wall goes. If your calculated number lands at half or double what comparable local bids are running, the error is almost always in the joint count, the sheet length, or the finish level rather than in your rates. Find it before the bid leaves.

How do I check afterward whether the number held?
