HVAC Pricing Guide: Tons, SEER2, and What Breaks the Unit

Short answer: This HVAC pricing guide starts with the ton — 12,000 BTU/h of cooling capacity — but the ton only sizes the equipment, and a Manual J load calculation picks it, not floor area. SEER2 changes the cabinet, the coil, and sometimes the plenum above it. Everything else on the job is measured in linear feet of lineset and duct, in circuits, and in permits. The same 3-ton system can land over 60 percent apart between two houses.

Tonnage is the number everyone in this trade quotes and the number that explains the least. It describes the box you bought, and the box is rarely the part that decides whether the job made money. This page takes the unit apart: what a ton measures, what SEER2 drags along with it, which line items ignore tonnage entirely, and what the identical 3-ton changeout costs in two different houses. What does a ton actually measure?

Twelve thousand BTU per hour of heat removal, a figure inherited from the cooling effect of melting a ton of ice in a day. Residential equipment comes in half-ton steps — 1.5, 2, 2.5, 3, 3.5, 4, and 5 tons, or 18,000 to 60,000 BTU/h.

The important part is that nominal tonnage is a bin, not a promise. A unit sold as 3 tons is commonly rated somewhere in the mid-thirty-thousands of BTU/h at standard rating conditions, and its real output changes with outdoor temperature, indoor coil match, airflow, and charge. Two 3-ton systems from different manufacturers are not the same machine, and the AHRI certificate for the specific outdoor and indoor combination is what tells you what you actually sold.

Why doesn’t square footage pick the tonnage?

Because floor area does not determine load. Orientation, glazing area and type, insulation, infiltration, ceiling height, duct location, occupancy, and local design temperatures all move it, and a Manual J calculation is what turns those into a number. Two houses of identical size can land a full ton apart.

Guessing high is not the conservative error. Oversized equipment satisfies the thermostat before it pulls humidity out of the air, short-cycles, wears its compressor, and produces a clammy house and a complaint you will drive back to for free. Undersized equipment runs continuously on the design day and still loses ground. Either mistake means you bought the wrong box, priced from it, and now own the outcome. What does SEER2 change besides the sticker?

More than efficiency. SEER2 is measured under a test procedure that loads the blower against higher external static pressure than the old SEER test did, which is closer to how equipment actually lives in a real duct system. Higher-rated equipment usually means larger coil face area, taller indoor cabinets, and bigger outdoor units, and every one of those becomes an installation cost.

Efficiency minimums are also regional. Split-system air conditioners installed on or after January 1, 2023 must meet 13.4 SEER2 in the North and 14.3 SEER2 in the Southeast and Southwest, and in the regional-standard states compliance is measured at installation rather than at manufacture, as the Department of Energy explains in its regional standards enforcement material. The contractor who installs a non-compliant unit is the one exposed, which makes this a pricing question as well as a compliance one: cheap equipment that cannot legally go on the pad is not cheap.

What is inside a “per ton installed” number, and what is not?

Per-ton pricing is shorthand for the equipment plus a typical install in a typical house. It falls apart the moment the house is not typical.

Which items don’t scale with tonnage at all?

Most of the ones that ruin a bid. These are measured in linear feet, in counts, or in access difficulty, and a 2-ton job in a hard house can carry more of them than a 5-ton job in an easy one.

The equipment line is identical on both jobs. Everything that separates them — 24 extra feet of lineset, fabricated metal, a circuit, a return, a condensate pump, sixteen more technician hours, and an inspection — is invisible to a per-ton rate. That is the whole argument against quoting one.

On the margin question, note that a 28 percent markup on that $3,690 equipment package returns $4,723 and collects only a 21.9 percent margin, while a 28 percent margin returns $5,125. The gap is $402 on one changeout, because markup multiplies cost and margin divides by one minus the rate. On the largest material line in residential contracting, that difference compounds fast.

Where does the ton stop being the unit entirely?

On a good share of the work in an HVAC book, tonnage is not the measure at all.

Mixing these up is expensive in a specific direction: service work priced like a small install loses the drive time, and duct work priced by tonnage loses the attic.

Why should the per-ton number never leave your office?

Because a homeowner who hears one will compare it against a bid that measured a different house. Internally it is a useful check — reverse a finished quote into dollars per ton and set it beside your last five changeouts of similar difficulty. A number well under your own history means you missed the lineset run, the panel, or the plenum.

Published price ranges for a system replacement differ by more than a factor of two between metros and shift with equipment availability, refrigerant transitions, permit regimes, and how deep into cooling season you are. Use them to catch an order-of-magnitude error and nothing else. Your distributor pricing, your labor market, your drive times, and your overhead decide the answer. What has to be recorded on every install?

Five things: the Manual J result, the model and serial numbers of both halves of the system, actual technician hours, actual distributor cost including the parts swapped from van stock, and the commissioning readings — static pressure, subcooling or superheat, and delivered temperature split. Efficiency tier and warranty terms move it further. Compare the line items and the specific model numbers, since the AHRI-matched combination is what determines both performance and price.

How long does a system changeout take? A straightforward one-story cooling changeout with good access commonly runs a single day for two technicians. Attic equipment, long linesets, panel work, duct modification, or an inspection wait can double the technician hours without changing the equipment at all. Price the hours you expect for that specific house, then record what it actually took so the next estimate is built on evidence.
