Concrete Estimate Template: Yards, Forms, and Finish

Short answer: A concrete estimate template prices the pour by the cubic yard and everything around it by its own unit. Convert the slab first: square feet divided by 81 for a 4-inch pour, by 54 for 6 inches, then add 5 to 10 percent for waste and sub-grade dips. Form work goes on by the linear foot, reinforcement by the square foot, saw-cut joints by the linear foot, and the pump, the finish, and cold-weather protection each get a line of their own.

Concrete is unforgiving in one narrow way: once the truck is on site the price is locked and the clock is running. Every decision that determines whether the job made money — how deep you had to dig, how far the chute reaches, whether the joints get cut the same day — was made back on the estimate. This page covers what that document has to contain before the mixer is ever scheduled. What lands on the final bill afterward is a shorter list, and what an invoice has to carry is a separate question from what an estimate has to cover.

What lines belong on a concrete estimate?

Above those lines: the address, an estimate number, the date, the expiration date, and the mix design and finish written in plain words. Below them: exclusions, allowances, and a signature line.

How do I turn a slab into cubic yards?

Cubic feet divided by 27. Every shortcut in the trade is that one formula wearing a hat.

Square feet × thickness in feet ÷ 27 = cubic yards. Because a 4-inch slab is 0.333 ft thick, dividing area by 81 gets you there in one move.

Footings and thickened edges get their own arithmetic: width in feet × depth in feet × length in feet ÷ 27. A 12-inch-wide, 8-inch-deep thickened edge running 90 feet around a slab is 1 × 0.667 × 90 ÷ 27 = 2.22 yd³ on top of the flatwork.

Then the part that quietly eats jobs. Order 5 to 10 percent over the calculated figure. Half an inch of extra depth across 500 sq ft is 0.77 yd³ by itself — twelve percent of a 4-inch pour — and no sub-grade is perfectly flat. Ordering short is worse than ordering long: a second truck for half a yard costs more than the wasted yard, and a cold joint across a finished driveway is a callback with your name on it.

What has to be priced before any concrete arrives?

Four things, and together they often exceed the cost of the concrete itself.

Excavation gets priced in loose yards, not in-place yards. Multiply the in-place volume by 1.2 to 1.3 for swell. A 500 sq ft driveway dug 8 inches deep is 12.3 yd³ in the ground and roughly 15.4 yd³ in the trailer.

Base stone is bought by the ton and placed by the inch. Four inches of compacted crushed stone under 500 sq ft is 6.2 yd³, and crushed stone runs roughly 1.4 to 1.5 tons per cubic yard, so about 9 tons delivered. Quote the tonnage, not “base as needed.”

Form work is linear feet of edge — a 20 × 25 slab has 90 feet of perimeter. Radius forms, stepped forms on a sloped drive, and anything over 8 inches tall carry a higher rate than straight 2x lumber on stakes, and stripping and cleaning them is labor you paid for whether or not you listed it.

Reinforcement is where the estimate gets specific. Welded wire mesh comes in 5 × 10 sheets — 50 sq ft on paper, closer to 46 usable after 6-inch laps. A #4 rebar grid at 18 inches on center in that same 20 × 25 slab is fourteen bars running the long way and seventeen running across, about 690 linear feet of steel, plus tie wire and enough chairs to keep it off the dirt. Write the spacing and the bar size on the estimate. “Rebar included” means nothing when the inspector shows up.

How should the concrete and the pump be priced?

Concrete is a pass-through with a handling cost attached, and both halves belong on paper.

The supplier bills by the yard at a stated compressive strength, and psi is not a detail — a 4,000 psi air-entrained exterior mix and a 3,000 psi interior mix are different money. Air entrainment for freeze-thaw exposure, fiber, non-chloride accelerator for a cold pour, retarder for a hot one, and integral color all move the per-yard figure. So do the surcharges that never appear in a phone quote: a short-load fee below your supplier’s minimum, a fuel or environmental fee per load, and wait time past the free unload window.

Pumping is not a rounding error either. A line or boom pump comes with a setup charge, a minimum number of hours, and a per-yard rate, and it bills for the scheduled window even if you finish early. Give it its own line so the customer sees what the reach costs — and so you can show them what changes if the truck can back up to the forms. A ready-mix chute reaches roughly 12 to 16 feet from the drum; past that you are wheelbarrowing, and a cubic yard is about 4,000 pounds and four to five heaped barrow loads.

Now the markup arithmetic that costs contractors money every year. Markup and margin are not the same number. If your job cost is $4,500 and you add 20 percent, you bill $5,400 and your gross margin is 16.7 percent, not 20. To actually keep 25 percent, divide cost by 0.75. On concrete this matters more than on labor-only trades, because ready-mix, stone, and steel routinely make up 40 to 50 percent of job cost — mark up only the labor and half your job is carrying no overhead at all.

Why does the finish need its own line?

Because the same 500 square feet can be four hours of finishing or fourteen, and the concrete cost is identical either way.

Control joints belong on the same page. Cut to roughly one quarter of the slab thickness — an inch on a 4-inch slab — and space them in feet at about two to three times the thickness in inches, which puts joints every 8 to 12 feet on that same 4-inch pour. A 20 × 25 driveway jointed at 10 feet is two 20-foot cuts and one 25-foot cut: 65 linear feet, priced by the foot. Saw cutting is also a silica job, and OSHA’s construction standard expects water applied to the blade when you cut concrete, which the OSHA respirable crystalline silica page for construction lays out. Water on the saw means a slurry to contain, which is another reason the cut is a line and not an afterthought.

What does a filled-in concrete estimate look like?

A 20 × 25 residential driveway, 500 sq ft, 4-inch slab with a 12-inch × 8-inch thickened edge, broom finish, truck can reach the forms.

Volume: slab 500 ÷ 81 = 6.17 yd³, thickened edge 2.22 yd³, total 8.39, plus 7 percent for waste = 8.98. Order 9 yards.

That works out to $11.52 per square foot installed. Residential flatwork commonly lands somewhere between roughly $8 and $18 per square foot depending on region, thickness, steel, finish, and access — treat that spread as a sanity check on your own buildup and nothing more. Your supplier’s per-yard quote and your own crew cost decide the real number, and both move by season.

Not included: removal of existing concrete, undercut of soft sub-grade, imported fill beyond the base listed, permit fees, sprinkler or utility relocation, landscape restoration, sealer reapplication.

Conditional lines: cold-weather protection at $185 per day if the overnight low is forecast below 40°F within 72 hours of the pour. Hand digging at $95 per hour if utility locates fall inside the excavation. Undercut and replacement at $64 per ton if the sub-grade will not compact.

Cure and use: foot traffic after 24 hours, vehicle traffic after 7 days, no deicing salt for the first winter. Hairline shrinkage cracking is normal in concrete and is not a defect.

How long should a concrete estimate stay good for?

Thirty days, because ready-mix and steel both reprice. Put the expiration on the face of the document rather than in the terms at the bottom, and add a materials clause: if the supplier’s per-yard price moves before the pour is scheduled, the concrete line adjusts at cost with the new ticket attached.

Acceptance needs a signature, a date, the deposit amount, and a scheduling condition in writing — concrete gets scheduled against weather, and a signed estimate promising a date you cannot control is a complaint waiting to happen. Deposits also shape the collection conversation, and the habits in getting clients to pay work better set up front than introduced after a slab sits unpaid.

What happens to the paperwork once they sign?
