Roofing Pricing Guide: Squares, Pitch Factor, Tear-Off
Short answer: This roofing pricing guide works in squares, and one square is 100 sq ft of actual roof surface — the plan area under the roof multiplied by a pitch factor. At 4/12 that factor is 1.054; at 12/12 it is 1.414. Pricing off the footprint understates the roof by 5 to 40 percent before waste is added. Everything measured in linear feet or by the piece prices separately, because ridge, valley, flashing, and boots never scale with squares.
Two roofers can quote the same house at the same dollars per square and be $8,000 apart, and neither of them is lying. The square is a real unit, but it measures one thing and gets asked to carry six. What is a roofing square, and which area does it measure?
A square is 100 sq ft of roof surface — the sloped plane the shingles sit on, not the ground under it and not the floor area of the house. Measure along the slope, or measure the plan area and convert.
Plan area itself is not the same as the house footprint. It includes the overhangs, which is why a 40 by 60 ranch with 18-inch eaves carries more plan area than 2,400 sq ft. Get the outline right first, because every error there gets multiplied by the pitch factor and then again by waste.
How much does the pitch factor actually add?
The multiplier is the hypotenuse of the rise-and-run triangle: the square root of rise squared plus 144, divided by 12. It never goes below 1, and on a steep roof it is the difference between a profitable job and a donation.

The factor moves material and it moves labor twice, because steep roofs are also slower and more dangerous. Above roughly 7/12 a crew stops walking the roof and starts working off toe boards and staging, and fall protection in residential construction is required at six feet under OSHA 1926.501. That equipment, and the time to set it, belongs in the price of a steep roof and nowhere else.
Waste goes on top of the converted area, not on top of the plan area. Ten percent covers a straight gable with long runs. Fifteen and up is normal for hips, valleys, dormers, and anything where the cut-off from one course cannot start the next.
What is inside a price per square, and what is not?
A per-square number is a labor-and-field-material rate. It covers the things that repeat every 100 sq ft and nothing else.

Say which of those your number includes, on the proposal, in a list. A homeowner comparing two bids has no way to know that one includes 148 linear feet of new drip edge and the other does not.
Which line items never scale with squares at all?
These are counted or measured in linear feet, and a big simple roof can carry fewer of them than a small complicated one.

Weigh your own tear-off loads for a season. Shingle weight per square varies widely between light three-tab and heavy laminates, and the transfer station bills by the ton, so guessing this line is guessing a four-figure item on a two-layer job.
Why can’t decking replacement sit inside the square price?
Because nobody can see the deck under an intact roof. Quoting a fixed price for sheathing you have not looked at means either padding every bid or eating the bad ones.
Write it as a conditional unit: a stated dollar amount per sheet of plywood or OSB replaced, and a stated rate per board foot for plank decking, both including labor and fasteners, applied only to what actually gets swapped, documented with photos. Add a line for the same treatment on rotted fascia. The homeowner signs a contract that already contains the answer, and the conversation on tear-off morning is about quantity rather than about price.

Same footprint, same shingle, same crew, and the per-square number is 46 percent apart. The labor gap is bigger than the material gap: the second roof carries double tear-off, a steep-slope factor on install, staging time, cut-up work around valleys and dormers, and debris carried by hand instead of dropped into a container.
Why is a price per square a bad thing to say on the phone?
Because the caller will hold you to it, and the number you gave them was an average of roofs you have already done. Until somebody has looked at pitch, layers, valley footage, penetrations, access, and deck condition, a per-square quote is a bid on a house you have not seen.
Use it internally instead, as a check after the estimate is built. Reverse your finished number into dollars per roof square and compare it against your last five jobs of similar complexity. When a bid comes out well below your own history, look for the missed layer or the valley you did not count before you send it. Published averages by region are useful only to catch a tenfold error — they move with shingle pricing, disposal fees, labor markets, insurance climates, and storm season, and none of those are your costs. Is that 30 percent markup or 30 percent margin on the material?
Not the same arithmetic, and roofing carries enough material for the gap to matter. Markup multiplies cost. Margin divides cost by one minus the rate.

What has to be measured and recorded on every roof?
