How to Estimate Concrete Jobs: Yards, Forms, Finish, Weather

Short answer: How to estimate concrete jobs starts with two units, not one. The yardage is the easy part and the smallest part of the risk. What do I look at before the tape comes out?

Then look down. Slope and drainage decide the finished elevations before you decide anything else. Water has to leave the slab, away from the house, and if the yard falls the wrong way you are quoting a different job than the customer thinks they are asking for.

Write thickness on the sketch in ink. A patio at 4 inches and a driveway that a delivery truck will use are not the same slab, and the difference shows up in yardage, in reinforcement, and in the mix.

Then add 5 to 10 percent. That covers sub-grade dips, form deflection, and the fact that nobody ever compacts a base perfectly flat. Running short by a quarter yard means a cold joint in the middle of a driveway, which is a callback you cannot polish out.

Reinforcement gets its own count. Welded wire sheets at 5 by 10 feet cover 50 ft², but lapping one full square drops the effective coverage to roughly 46 ft². A #4 rebar grid at 18 inches on center runs about 160 linear feet of bar per 100 ft² of slab, both directions counted.

What do I photograph before I leave?

The whole area from two opposite corners with the house in frame. The truck’s approach and the surface it has to cross. Any existing slab you are tying into, close, including its cracks and its elevation at the joint. The downspouts and where they discharge. The soft spot in the lawn. The septic lid, the well head, the meter, the AC pad. Any grade break you will have to form to.

Those photos are the reason you can say later that the apron was already cracked, and they are what you price from that evening instead of trying to remember which side the fall was on.

What do I have to ask before I get in the truck?

  • What will drive on it, and how heavy? That answer sets thickness, mix strength, and reinforcement.
  • Broom, smooth trowel, exposed aggregate, or stamped and colored? Each is a different finishing crew and a different day.
  • Is there an existing slab coming out, and does the concrete leave the property or stay?
  • Do you know where the sprinkler lines, the invisible fence, and the low-voltage lighting run?
  • Who is responsible for permits and inspection, and is the sub-grade inspected before the pour?
  • Is there a spigot and a working outlet on site?
  • Any drainage complaint you are trying to fix with this? That is a design question, not a finish question.

How do the quantities become a price?

Add the material at your delivered prices. Add overhead. Then add profit, and be clear about which one you are adding: markup is a percentage of cost, margin is a percentage of price.
