Tile Installation Pricing Guide: Tile Size Sets the Waste
Short answer: A tile installation pricing guide priced on square feet alone is priced on one of three variables. Tile size sets the flatness the substrate must hit — 1/8 in in 10 ft once any edge reaches 15 in, against 1/4 in in 10 ft below that. Pattern sets the waste: 7 to 10 percent on a straight lay, 15 to 20 percent on diagonal or herringbone. Piece count sets the day. The same 120 sq ft below is 60 tiles in one room and 480 in the other.
Square feet is the unit customers understand and the unit suppliers sell in, so that is the unit tile gets quoted in. It is also the unit that says least about the work. A setter is paid for pieces handled, cuts made, joints filled, and planes corrected — and a square foot can contain one piece or twenty. This page prices what is actually under the number. What does a per-square-foot tile price assume about the floor underneath?
That the plane already exists. It almost never does.
Tile does not bend. Every dip, hump, and joist crown in the substrate ends up as lippage between two pieces, and lippage is the single most common reason a finished floor gets rejected. The square foot you quoted was a surface area. Before you can sell it, someone has to build a plane to that tolerance, and that work is measured in bags of patch and hours on your knees, not in square feet of tile.
That is why the first question on a bid is not how big the room is. It is how far out of flat the room is, measured with a 10 ft straightedge, in at least four directions, written down.
How flat does the substrate have to be, and who sets the number?
The standards do, and the trigger is tile size rather than room size.

The ANSI installation standards referenced by the TCNA handbook set those tolerances, and a large-format tile — anything with a side over 15 in — doubles the strictness. Selling a customer 24 × 48 porcelain over a slab that is out 3/8 in in 10 ft means selling a self-leveling underlayment job with tile on top, and the leveler has to be priced as its own scope: primer by the gallon, bags by coverage at the depth you actually need, and dam and prep time.
One more rule from the same standard trips people up on layout: for tiles with any side over 15 in laid in a running bond, the offset should not exceed 33 percent unless the manufacturer says otherwise. A 50 percent brick-set on a long plank is how a warped tile becomes a lippage complaint, and if the customer insists on it, the flatness demand on your substrate goes up again.
How much tile do I order once the pattern takes its cut?
Field quantity, then waste, then attic stock, and all three go on the estimate as separate ideas.

Waste is not a fudge factor. On a diagonal, every perimeter piece is cut on an angle and the offcut is a triangle that fits nowhere. On a herringbone, the field edge cuts a piece in two and one half is usually unusable. Order by the box, not by the square foot, because a box is what the supplier sells and a partial box is money you already spent.
Two more things belong in the same conversation. Dye lot: order the whole job on one lot, because a mid-job reorder can come back a shade off and the fix is a floor. And attic stock: three to five extra square feet, boxed and left in the garage, costs the customer very little now and saves an impossible match later.
How many pieces am I setting, and how many of them are cuts?
This is the number the square footage hides, and it is the one that sets your day.
Divide the area by the face area of one tile. A 12 × 24 is 2.0 sq ft, so 120 sq ft is 60 pieces. A 3 × 12 is 0.25 sq ft, so the same 120 sq ft is 480 pieces. Both are 120 square feet on the invoice. One is eight times the handling, eight times the mortar combing, eight times the leveling-clip placement, and roughly eight times the alignment decisions.
Then count cuts. Cuts scale with perimeter, not area, which is why small and broken-up rooms are brutal. A 10 × 12 room has 44 lf of perimeter across 120 sq ft. Break the same 120 sq ft into a galley and a hall and the perimeter can more than double, along with every doorway, threshold, toilet flange, vanity notch, and floor register in it. Every one of those is a trip to the saw.
Thresholds deserve their own count. Where tile meets carpet, wood, or another tile at a different height, the transition has to be detailed, and on any job with an accessibility requirement the ADA standards for changes in level cap a vertical change at 1/4 in, with anything between 1/4 in and 1/2 in beveled at 1:2. That is a profile, a ramp, or a leveling detail on every doorway, and it is the kind of thing that gets discovered on the last day.
Position multiplies the same work again. A floor is the baseline: gravity helps. A wall fights you, needs support while it sets, and takes longer per piece. A ceiling is the most expensive surface in the trade per square foot and should never be quoted off a floor rate. A shower is a floor rate plus wall rate plus waterproofing plus a curb, a niche, and a bench, each of which is its own small job.
What does the setting material actually consume?
Mortar consumption is set by the trowel, and the trowel is set by the tile.
Manufacturers publish coverage per bag by notch. A 1/4 × 3/8 square notch commonly gets somewhere around 40 to 50 sq ft from a 50 lb bag; a 1/2 × 1/2 notch, which large format needs, often gets closer to 25 to 30. Back-buttering — which large format effectively requires — adds to that again. Read the bag you are actually using and cost from that number, not from a remembered one.
Coverage also has a standard behind it. ANSI A108.5 calls for at least 80 percent mortar contact in dry interior installations and at least 95 percent on exteriors and interior wet areas, with support at every corner and edge, no void larger than about 2 sq in, and a bed at least 3/32 in thick after the tile is embedded. That 95 percent is what a shower floor requires, and it is achieved with a bigger notch, back-buttering, and pulled tiles to check — all of which is time you are either pricing or donating.
How much grout does the joint length take?
More than people expect on small tile, and there is a formula for it.
Grout joint length per square foot = 12 × (width + length) ÷ (width × length), with tile dimensions in inches.

Multiply that by joint width and depth and you have volume; the grout manufacturer’s coverage chart turns it into bags. More importantly, multiply it by your own grouting rate and you have hours. Six hundred linear feet of joint is not the same afternoon as 180, and mosaic is a different sport entirely.
Grout type moves it again. Cement grout mixes fast and cleans up with water. Epoxy costs several times as much per unit, sets on a clock that does not negotiate, needs a second person for the wash, and is what a commercial kitchen or a steam shower will specify. Price it as a different line, not as an upgrade percentage.
What has to go under the tile before any tile?
The scope that gets left off bathroom bids more than any other.
- Cement backer board by the sheet, with the screws, the alkali-resistant tape, and the thinset it is bedded in — and it goes down over the subfloor, which means the subfloor has to be checked for deflection first.
- Uncoupling or crack-isolation membrane by the roll or by the gallon.
- Waterproofing in wet areas: liquid membrane by the gallon at the published wet-film thickness, or sheet membrane with banded seams, plus corners, a bonded flange drain, and a flood test.
- Self-leveling underlayment with primer, dams, and bags calculated at the actual depth needed, not the minimum on the bag.
- Electric heat mat with its own thinset embedment coat, a thermostat, a floor sensor, and a resistance reading taken before, during, and after the pour — recorded, because that reading is your defense if it fails later.
- Demolition of the old floor and hauling it out, priced by what is under it.
What does the same 120 square feet look like in two rooms?
Identical area, identical budget on paper, different jobs.
Room A — a 10 × 12 open kitchen floor. Flat slab, out 1/8 in in two spots. 12 × 24 porcelain, straight stack, 3/16 in joints.
Room B — the same 120 sq ft spread across a galley bath, a closet, and a hall run. Second-floor plywood, out 3/8 in over 10 ft. 3 × 12 porcelain in a herringbone, heated, over an uncoupling membrane.

Both rooms buy roughly the same square footage of tile. One is 60 pieces and 24 cuts; the other is 480 pieces, 250 cuts, three times the grout joint, and a substrate scope that costs more than the tile. Quoted at the same per-square-foot rate, Room B pays for less than half of itself.
Is that a markup or a margin?
Two different calculations, and confusing them is expensive on jobs where material is a large share of cost.
Markup is added to your cost. Margin is subtracted from your price. Room B costing you $2,240 in tile, setting materials, membrane, heat, and labor, marked up 35 percent, invoices at $3,024 — that is a 25.9 percent margin. To actually hold 35 percent, divide: $2,240 ÷ 0.65 = $3,446. On a four-day job that gap is most of a day’s wage.
The trap in tile specifically is that the customer often supplies the tile. When they do, your cost base drops but your labor does not, and a percentage markup applied to a smaller base quietly cuts your income on the hardest part of the work. Price labor from hours, not from a share of material.
What gets logged while the mortar is still open?
The record that decides who pays when something moves two winters from now.
Photograph the substrate with a straightedge on it before anything goes down, the moisture reading if you took one, the membrane before it is covered, the flood test standing, the heat mat resistance readings, and a pulled tile showing mortar coverage. Note the tile manufacturer, series, size, dye lot, the mortar and grout products by name, and the joint width. Keep the tile boxes’ labels or a photo of them.

How much waste should I add to a tile order?
Seven to ten percent for a straight stack in a square room, around ten for running bond, fifteen for diagonal, and fifteen to twenty for herringbone, basketweave, or chevron. Does tile size change what the subfloor has to be?

How much thinset and grout will a job take?
Thinset comes off the bag’s published coverage for the notch you are using — commonly around 40 to 50 sq ft per 50 lb bag at 1/4 × 3/8, and closer to 25 to 30 at 1/2 × 1/2 — plus extra for back-buttering. For grout, joint length per square foot equals 12 × (width + length) ÷ (width × length) in inches, then apply the manufacturer’s coverage chart for your joint width.
Should wall tile cost more than floor tile?
