How to Estimate Drywall Jobs: Walk, Measure, Price, Present
Short answer: To estimate drywall jobs, measure room perimeter times ceiling height for walls and the floor footprint for ceilings — never floor area alone. A 2,700 sq ft basement takeoff at 12 percent waste comes to about 88 sheets, 168 linear feet of corner bead, and 10 boxes of compound. Price hang hours and finish hours separately, name the finish level in writing, and quote Level 5 as a priced alternate instead of absorbing it.
Most drywall bids are lost or lost money at the site visit, not at the spreadsheet. The takeoff arithmetic is straightforward; what kills jobs is a measurement nobody took, a question nobody asked, and a stairwell nobody counted. What do I check before I get out of the truck?
The path in decides your sheet size, and sheet size decides your finishing hours. Do this first, because everything downstream depends on it.

| Where the stack can sit, and on what | Sheets go down flat and dry. Butt joints are the reason this matters commercially rather than just logistically. A butt joint has no factory taper, so it takes wider coats and more feathering than a tapered seam. Being forced onto 4×8s on a job you priced for 4×12s adds finishing hours you already gave away.
What do I measure on the walk-through?
Room by room, with a laser, and always in the same order so nothing gets skipped. Write it on a sheet with fixed columns: room, perimeter, ceiling height, ceiling footprint, outside corners, inside corners, openings, notes.
- Ceiling height at two corners. Old framing is not level, and a room that runs 8 ft 1 in. at one end changes your sheet plan.
- Perimeter, wall by wall. Measure each room’s perimeter, not each partition’s length. Perimeter automatically captures both faces of every interior partition — once from each room — which is exactly right and the reason room-by-room beats wall-by-wall.
- Ceiling footprint. Length by width, kept on its own line always.
- Outside corners, counted and multiplied by height. This is your corner bead in linear feet, and it does not scale with square footage at all.
- Inside corners, counted. Wall-to-wall plus the wall-to-ceiling perimeter. This is tape footage and it is a bigger number than people expect.
- Openings over your deduction threshold. Pick a rule — commonly nothing under about 32 sq ft — and apply it identically to every bid, because your historical hours are calibrated to whichever rule you used.
- Soffits and bulkheads by girth, not run. A 24 ft beam soffit boxed on three faces is three surfaces, plus two runs of bead.
- Framing spacing. 16 in. or 24 in. on center. Ceilings at 24 in. o.c. want 5/8 in. or 1/2 in. sag-resistant board, which changes both material and lifting.
- Fire-rated assemblies. Garage-to-dwelling separation, mechanical enclosures, party walls, and anything the plans flag. These call for 5/8 in. Type X and sometimes two layers.
- Wet areas. Tile backer, cement board, or glass-mat board around tubs and showers, priced separately from regular board.
- Plane and plumb on remodels. Put a 6 ft level on existing framing. Out-of-plane studs are not a hanging problem, they are a finishing problem, and you inherit them.
- Cut count. Can lights, registers, boxes, access panels. Each one is a hole, and holes are time.
What do I photograph, and why?
Every photo on this list exists to answer a question somebody will ask you later.
- The path in, with a tape held across the narrowest point. This is your evidence for why you bid 4×8s.
- Every ceiling, from the doorway. Height, obstructions, and duct drops in one frame.
- Framing that is out of plane, with a level in the shot. Photograph it before you bid, and reference it in your exclusions.
- The electrical and mechanical rough, so you can prove what was and was not complete when you walked it.
- Existing damage you did not cause — cracked slab, water staining, a bowed wall.
- The staging and parking area.
- The plan sheet showing the finish level spec, or the absence of one. If the spec is silent, your photo of the silent spec is what supports the level you quoted.
What do I ask before I leave the site?
Ten questions. Ask all of them, every time, and write the answers on the measure sheet.
- What finish level, and what sheen is the paint? Gloss, semi-gloss, deep colors, or a long wall with raking light means Level 5, and that is the largest single variable in your price.
- Who supplies the board, and is it already on site? Supplied board changes your number and your liability for damage.
- Is there power, and what kind? Panel lift, compressor, and vacuum sander all want working circuits. A generator is a line item.
- Does the rough-in have to be signed off before I close the walls? An inspection hold is a schedule risk and sometimes a return trip.
- Who is in the space before me and after me? Electrical, plumbing, and HVAC rough have to be complete; painters have to follow.
- Occupied or empty? Occupied means containment, daily cleanup, and slower work.
- Where does the scrap go — my haul, your dumpster, or one I order? Drywall waste is heavy and bulky, and this answer moves the number by hundreds.
- Is the heat on? Joint compound manufacturers generally require the space and the materials to be held above 50°F during application and drying, with ventilation. Check the bag and put the condition in your exclusions.
- Is anything getting texture, and do you have a sample of the existing to match? Matching an unknown texture on a repair is a test panel and a return trip.
- Whose schedule depends on my finish date? This is how you learn whether the job has a real deadline or an aspirational one.
How do the measurements become sheets, bead, tape, and mud?
Worked on a finished basement: family room 24 × 16, bedroom 12 × 11, bath 8 × 6, hall 18 × 4, all at 8 ft, plus a mechanical enclosure and the stairwell.

Two of those lines never scale with square footage and are the most commonly underestimated. Corner bead follows the shape of the plan — two basements with identical board area can differ by 200 linear feet of bead once one has a beam soffit and a bulkhead. Compound follows coat count, so the same square footage burns noticeably more mud at Level 5 than at Level 4. Pull your last three jobs’ supply receipts, divide actual boxes and rolls by actual board footage, and use your own ratios; those receipts are also what makes the material a clean deduction, which is the subject of self-employed tax deductions.
How do quantities become hours, and hours become a price?
Hang and finish are separate operations with separate rates. Price them separately even when the customer sees one number.

That works out to $2.79 per square foot of board, hung and finished to Level 4, materials included — but the per-foot figure is an output of the estimate, not an input to it. Carrying last year’s per-foot rate into this year’s bid is how a profitable crew slides into break-even without noticing.
Read every dollar figure above as one crew’s numbers on one basement. The $26 and $33 loaded rates, the $58,000 overhead, and the board and compound prices are the inputs most likely to be wrong in your market: drywall labor rates differ by well over double between metros and between residential and commercial work, board prices move several times a year with freight and gypsum supply, and disposal is set by whatever your local transfer station charges. Published per-square-foot bid ranges are worth checking only to catch an order-of-magnitude error. What travels between markets is the structure — perimeter times height for walls, bead and tape by the linear foot, hang hours and finish hours priced apart, waste applied by area type. Substitute your own payroll, your own supply receipts, and your own overhead divided by your own billable hours, and the per-foot number will land where your market actually is.
Get the profit arithmetic right while you are here. Adding 25 percent to $5,638.60 gives $7,048.25, which is a 20 percent margin, not 25, and $470 short. To hit a target margin, divide cost by one minus the margin.
Then price Level 5 as a named alternate rather than folding it in. The skim coat is a full extra pass across all 2,700 sq ft plus the sanding and dust control that follow: roughly 19 more finisher hours, four more boxes of compound, and additional dust media, which costs about $1,138.60 and prices at about $1,520.00 — a little over 20 percent on top of the base bid. Show it as a line the customer can accept or decline. Absorbing it is the most expensive mistake in drywall estimating.
What gets missed most often on drywall bids?
Read this list at the truck before you send the number.
- Floor area used instead of board area. A 1,500 sq ft house easily carries 5,000 to 6,000 sq ft of board.
- Stairwell walls, and the underside of the stair run.
- Soffits and bulkheads counted by run instead of girth.
- Corner bead left out entirely, or estimated as a percentage of square footage.
- Closets, which are small rooms with four walls, a ceiling, and two inside corners each.
- Garage fire separation and mechanical enclosures, which change board type mid-job.
- Return trips for dry time between coats. Three coats means coming back, and every return is drive time — logged, that is a deduction, which is what how to track mileage for taxes covers.
- Cold or humid conditions that stretch drying, and unheated spaces where compound will not cure properly at all.
- Texture matching on repairs, which needs a test panel and a second visit.
- Scaffolding or staging for high ceilings and stairwells.
- Containment and daily cleanup on occupied jobs.
- Out-of-plane framing you inherit and then get blamed for.
- The inspection hold before close-in.
How do I present the estimate so it gets signed?
Six things, in this order, and none of them are the price.
- Name the finish level in writing, with the GA-214 reference, and say what it assumes about the paint sheen. This is the single most common source of post-award argument.
- State your opening deduction rule so the customer’s takeoff and yours reconcile.
- Split hang and finish as separate lines, even under one total, so a general contractor comparing your number to a hang-only bid can see the difference.
- Turn unknowns into allowance lines, not fixed prices. Framing corrections, unknown texture matching, and anything behind an existing wall get an allowance with a stated unit rate for overage.
- List exclusions plainly: paint and priming, patching after other trades, framing repair, insulation, and any work in a space held below the compound’s minimum temperature.
- Put an expiration date on it. Board prices move, and a bid you wrote in March should not still be live in September.
Then present the Level 5 alternate as its own signable line. Giving the customer a choice between two named products beats defending one number.

Should I quote hanging and finishing as one price or two?
Build them as two and present them however the customer buys. Why do drywall estimates come in over budget on the job?
