How do I measure, and how much extra do I order?
Measure each room individually at its widest points and add closets, then break out anything that is not open field. Do not measure a floor plan; floor plans lie about the closet under the stairs.

How long does each material take, and what does an installed hour cost?
Time your own crew on your own jobs. Until you have that data, these are reasonable starting points for a two-person crew in an open rectangular room, install only, with prep and trim priced separately.

Why is floor prep the line that decides whether the job made money?
Because it is the only line the customer did not ask for and the only one you cannot see from the doorway. Run a straightedge or a laser across the room before you quote anything.
Most manufacturers want the substrate flat within about 3/16 inch over 10 feet for floating floors, and tighter for glue-down and large-format tile. When it is not, you are pouring.

State clearly on the quote what flatness you priced and what happens if the substrate is worse. What do baseboard, shoe, and transitions add?
These are linear-foot and each items, and they are where flooring quotes quietly bleed. A 720 sq ft job can carry 260-plus linear feet of wall.
Decide and write down which of three things happens to the base: it stays and gets shoe molding, it comes off and goes back on, or it is replaced. That is $8.73 per square foot installed, and — this is the part worth keeping — only $1.82 of it is the actual click-lock installation labor: 10.1 crew hours at $97.26 fully loaded, carried at the same 25 percent margin. The rest is material, prep, trim, demo, and the office. Anyone quoting from a per-square-foot number they heard is quoting the small part.
Why does a 30 percent markup not give me a 30 percent margin?
Markup is added to cost. Margin is taken out of price. They are different arithmetic and the gap grows with the size of the job.

The conversion is markup = margin ÷ (1 − margin). A 25 percent margin needs a 33.3 percent markup, a 30 percent margin needs 42.9 percent. Do the markup version on twenty jobs a year and you have financed somebody else’s van.
How do I check my per-square-foot number against the market?
Convert your quote back into the two figures you can compare honestly: total dollars per square foot installed, and labor-only dollars per square foot. Track both by material so tile jobs never get judged against LVP jobs.
Published installed flooring prices move enormously — by region, by whether prep was included, by whether the customer supplied the material, and by season. Most published figures also quietly exclude demolition, leveling, and trim, which on the job above is more than a third of the cost. Use them only to catch a decimal-point error.
